Tips to Bring In Buyers

Pay Buyers Closing Cost Buy offering to pay for some or all of the buyers closing cost; you may be making your listing standout from the comparable listing that don’t make this offer. This could be the small difference between your listing and another that puts an offer ‘on the table’ from a buyer. Make Repairs If during showings, many of the prospective buyers seem to take notice of a specific defect or blemish you may want to correct this problem immediately. For example; if you have an inoperative automatic-garage door, by spending the money to fix the problem you are eliminating the reason why most buyers have not made an offer. It then may be effective to call the buyers who previously looked at the property, letting them know the problem has been corrected. Offer Credits If you don’t have the resources to correct a problem buyers are having an objection with you may want to offer them credit at closing as compensation. For example; if many of the prospective buyers are worried about having to come up with $1,000 to replace the 20-year-old carpet, you could offer them a $1,000 Credit at closing that would be adequate for the replacement. This would allow you to make the property more attractive to buyers and not have to put the time and money into correcting the problem. At the same time this lets the buyers choose the colors and style of carpet they would prefer. It’s a Win-Win! Price It Right Over-pricing will reduce the buyer’s interest by making competing homes look like better values. Competitively pricing your home is one of the most critical aspects for a successful sale. Spend the time to find out how long similar homes in your area have been on the market before they sell. Now that you have decided to sell ‘by owner’ and have no obligation of an agent commission, you have instant leveraging power. By advertising a more attractive asking price than your agent-listed competitors you dramatically increase your chances for a quick sale. Make sure you have set your price just under a whole number, such as $219,900 rather than $220,000. Remember you can make changes to your listing on ByOwnerHelena.com at any time. |
